The truth is that although we tell ourselves that our purchases are rational, logical, well-thought decisions, we are entirely emotional when we spend money, even as much money as a home. We see a beautiful, well-laid out home and we think “I must have it!” and we place an offer. Only later, do we rationalize our decision with factors like location, amenities, or future value. Your job as a seller is to stimulate the emotional brain of your buyers so that they see your home and simply must have it because it’s perfect. The reality is that few homes are actually perfect, but the closer we get, the better the result for you. If you have the time and budget, there are simple steps you can take to get your home ready for the buyers who want to see it.

Once we tackle the emotional side of the buyer through the various tested mediums we are then, and only then to actually sell the home to the buyer. If you try to sell something to someone prior to the point of them desiring it, that is what turns into chasing people, spinning wheels and ultimately comes across as desperate.
